Searching for the best fence company in Sacramento? With dozens of contractors to choose from, finding one you can trust with your property — and your money — isn’t always easy.
We’re VMK Builders & Co, and yes, we’re a Sacramento fence company ourselves. But instead of just telling you to hire us, we’re going to show you exactly what to look for (and what to avoid) when choosing a fence contractor in the Sacramento area. If we earn your business, great. If not, at least you’ll make an informed decision.
7 Things to Look for in a Sacramento Fence Contractor
1. Valid California Contractor’s License
This is non-negotiable. Any fence contractor working in California must hold a C-13 Fencing Contractor license or a B General Contractor license. You can verify any license at the California CSLB website.
Unlicensed contractors might offer lower prices, but you get zero legal protection if something goes wrong. No warranty enforcement, no bond to file against, and your homeowner’s insurance may not cover work done by an unlicensed contractor.
2. Proof of Insurance
Your fence contractor should carry both general liability insurance and workers’ compensation insurance. Ask for a Certificate of Insurance (COI) before work begins. If a worker gets injured on your property and the contractor doesn’t have workers’ comp, you could be liable.
3. Google Reviews — Volume AND Quality
Don’t just look at the star rating — look at how many reviews a company has and what people actually say. Key things to check:
- 50+ reviews minimum — Anything less and you can’t be sure the reviews represent consistent quality
- Read the 3-star reviews — These are usually the most honest and reveal common issues
- Look for specifics — Generic reviews like “great job!” tell you less than detailed ones mentioning punctuality, cleanup, and craftsmanship
- Check the dates — Recent reviews (last 6 months) matter most. A company can change a lot in a year.
4. Owner-Operated vs. Subcontractor Model
Many fence companies in Sacramento are essentially middlemen — they sell the job and then send out a subcontractor crew to do the actual work. The person who gave you the estimate never shows up on install day.
Owner-operated companies tend to deliver more consistent quality because the person with their name on the business is personally invested in every project. Ask your contractor: “Will you personally be on my job site?”
5. Written Estimates With Material Details
A professional estimate should include:
- Total linear feet of fencing
- Fence height and material type
- Post type (wood vs steel) and setting method (concrete vs dirt)
- Number and type of gates
- Old fence removal (included or extra?)
- Timeline for completion
- Warranty terms
If a contractor gives you a number over the phone without seeing your property, that’s a red flag. Every yard is different, and accurate estimates require an on-site visit.
6. Post-Setting Method
This is the biggest quality differentiator in fence installation, and most homeowners don’t think to ask about it. There are three methods:
- Concrete-set posts (best): Posts set in concrete 24-30 inches deep. This is the gold standard and what quality contractors use.
- Gravel-set posts (acceptable for some applications): Posts set in compacted gravel. Works for short fences but not ideal for 6-foot privacy fences in Sacramento’s clay soil.
- Dirt-set posts (avoid): Posts dropped in a hole and backfilled with dirt. These will lean within 1-2 years, especially in Sacramento’s expansive clay soil that shifts with moisture changes.
7. Warranty
Ask about the warranty before you sign. A reputable fence contractor should offer at minimum a 1-year workmanship warranty. Better contractors offer 3-5 years. Make sure you get it in writing — verbal warranties are worthless.
Red Flags: When to Walk Away
- Demands full payment upfront — A 30-50% deposit is normal. Full payment before work starts is not.
- No written contract — Everything should be on paper. Period.
- Pressure to sign immediately — “This price is only good today” is a sales tactic, not a business practice.
- Can’t provide license number — Walk away immediately.
- No physical address or business phone — Legitimate businesses have these.
- Dramatically lower price than everyone else — If one quote is 40% less than the others, they’re cutting corners somewhere — usually materials, post-setting, or insurance.
